Pricing & Booking

How does the instant pricing work?+
Enter your home's square footage on our pricing page. Your exact price for every service and bundle appears instantly — calculated from real data on hundreds of Austin homes. No estimators, no phone calls.
What if my home is over 4,000 square feet?+
Custom quote within 24 hours of inquiry. Use our contact form or select "Custom Quote" on the pricing page.
Is there a minimum job size?+
Yes. Minimum job size is $350. Smaller jobs (a single fence, for example) may still be possible — contact us directly.
Do you charge extra for limestone, travertine, or natural stone?+
Yes. A 20% surcharge applies to any service line touching limestone or natural stone. Limestone is permanent-etch-risk on high pressure, so we only soft-wash it at 80–120 PSI and take extra care. The surcharge is disclosed on every quote.
When do I pay?+
After service completion for one-off bookings. For Preferred Client memberships, payment is upfront for the full year.
Can I cancel or reschedule?+
Up to 24 hours before your appointment, no fees. Last-minute cancellations may incur a small rescheduling fee.

Services & Technique

What's the difference between power washing and soft washing?+
Power washing uses high pressure (3,000+ PSI) to blast dirt. Soft washing uses low pressure (500–1,500 PSI) combined with biodegradable solutions that kill biological growth at the root. For Austin's limestone, cedar, and delicate surfaces, soft washing is the right approach. High-pressure techniques can permanently etch limestone, strip paint, and damage wood.
Is soft washing safe for my landscaping?+
Yes. Our solutions are biodegradable and pet-safe. We rinse surrounding plants before and after treatment.
Is soft washing safe for limestone?+
Yes — soft washing is the ONLY appropriate method for limestone. Standard high-pressure washing causes permanent etching on limestone surfaces. Our soft wash method cleans thoroughly without damage.
How long does a service take?+
A Full bundle on a 2,500 sq ft home takes 3–4 hours. Estate bundles can take 5–7 hours. Basic bundles (driveway + fence) are typically 2–3 hours.
Do I need to be home?+
No. As long as we have access to exterior water and gates, most jobs are completed while you're away. We send photos when done.
What if it rains?+
Light rain is fine. Heavy rain or storms require rescheduling — we contact you the morning of and reschedule at no charge.

What if I'm not happy with the results?+
Contact us within 7 days. We reclean the affected areas at no charge. Every job. No exceptions.
How long do results last?+
Most Austin homes see 3–6 months before mild buildup returns, 9–12 months before a full reclean is needed. The Preferred Client Program (two visits a year, spring + fall) keeps your home looking freshly cleaned year-round.

Preferred Client Program

How does the Preferred Client Program work?+
It is a flat-annual membership tiered by home size — $999, $1,199, $1,499, or custom quote for 4,000+ sq ft homes. You get two scheduled visits a year (spring + fall) including house wash, driveway, and patio every visit, plus 20% off add-ons, priority scheduling, locked pricing for 2 years, and a named coordinator. Paid upfront, auto-renewing each year unless you cancel.
How is the program different from a bundle?+
A bundle is a single cleaning — pick your scope, we show up once. The Preferred Client Program is a year-round membership for homeowners who want to put exterior maintenance on autopilot. If you're not sure which fits, start with a bundle and upgrade after your first visit.
Do I have to have used you before to join?+
No. You can join on day one. A lot of luxury homeowners prefer to start on a membership because it is how HVAC, pest, and lawn already work.
Can I cancel?+
Yes. Cancel anytime before your anniversary to stop auto-renewal. If you cancel mid-year before either visit, we refund the balance. After the first visit, the remainder is non-refundable but transferable to a new homeowner if you sell.
